Before you apply for anything, it helps to know roughly what a roof might cost you per month. Use this as a rough guide only — your actual rate and term come from the lender, not from us.
What actually drives the price
A calculator can only work from a total. That total depends on more than square footage:
- Roof size and pitch — a steeper roof takes longer and needs more safety equipment
- Complexity — valleys, dormers, skylights and multiple planes all add labor
- Decking condition — rotten decking found during tear-off has to be replaced
- Material — architectural shingle, designer shingle and metal sit at different price points
- Layers to remove — a second or third layer means more tear-off and disposal
- Ventilation and flashing — often due for replacement at the same time

Get the real number first
An estimate from a calculator is a starting point, not a quote. Our roof inspection is free, and it produces a written figure with the materials specified — which is what you would actually finance.
And because of our Best Roof Price Guarantee, if you already have a written quote from someone else for the same roof, we will beat it by $100.
